🏛️ City of Lakeway

Lakeway is a home-rule city in Travis County, incorporated in 1974, governed by an elected Mayor and six-member City Council under the council–manager form (population ~19,400). Unlike Costa Bella, Lakeway has no HOA — the City itself is your governing body. Unlike The Hills (a village), Lakeway runs its own police department and a full municipal court.

Council meetings are held on the 1st and 3rd Monday of each month at 6:30 p.m. at City Hall (verify schedule — meetings occasionally move). Agendas and packets are published in advance.

Brush & Yard Waste Drop-off (free, residents only)

First Thursday of every month, 7 a.m. – 3:30 p.m., at the Public Works Facility (3303 Serene Hills Dr). One pickup-truck load or one 8'×5' pile per visit, free. Contractors cannot deliver on your behalf. Oak trees should only be trimmed July 1 – Jan 31 (oak wilt). Call 512-608-9000 with questions.

Common Lakeway code issues neighbors report: tall grass / weeds, trash bins left at the curb, unpermitted construction, sign violations, brush piles, and unscreened RV/boat parking. The City typically opens an informational notice first, then a citation if uncured.

Bilingual assistance: call the main number and request Spanish.

If you're cited: Most Lakeway tickets can be handled by mail, online, or by requesting a court date. Don't ignore a citation — failure to appear escalates quickly. The Court is part of the Judicial Branch and is independent from the police and city administration.

🏗️ Permits, Building & Short-Term Rentals

Inside Lakeway city limits, most construction work that touches structure, electrical, plumbing, mechanical, fences, sheds, pools, or roofing requires a permit before work starts. Lakeway uses a self-service portal (Civic Self Service via Tyler Technologies) for both applications and inspection scheduling.

Scam alert from BDS: The City never sends unsolicited invoices or payment requests by email, text, or phone. All official BDS communications come from @lakeway-tx.gov email addresses only.

Common Projects That Need a Permit

When in doubt, call BDS first. Working without a permit can mean stop-work orders, fines, and removal of unpermitted work at the owner's expense.

Short-Term Rentals (STR / Airbnb / VRBO)

Lakeway requires a Special Use Permit to operate an STR inside city limits. Key rules to know:

Read the ordinance (eCode360 §30.05.004) · Apply through BDS

Operating unpermitted is a code violation, plus you owe state Hotel Occupancy Tax (6%) and local HOT regardless of permit status. Both Airbnb and VRBO collect state HOT on hosts' behalf in Texas.

Special Events & Filming

Lakeway is a Film Friendly Certified Community (designated March 2026 by the Texas Film Commission). Block parties, large gatherings, or commercial filming on public property require city coordination — start with City Hall at 512-314-7500.

Natural Gas

Most of Lakeway is served by Texas Gas Service. Many homes (especially older Old Lakeway sections) are all-electric. New construction is increasingly electric/heat-pump.

Standard service: $80.55/quarter for one trash cart + one recycle cart, both picked up weekly. Each additional cart: $101.55/quarter. Quarterly billing — invoices arrive at the start of Jan/Apr/Jul/Oct.

What's allowed each week (besides carts)

Bulky Items

Up to 2 bulky items per week — schedule pickup through Waste Connections. Mattresses, furniture, large appliances qualify. Some items (paint, tires, hazardous waste) are excluded — see bulky waste rules.

Recycling

Single-stream — paper, cardboard, glass, plastics #1–5, metal cans. Do NOT include: plastic bags, Styrofoam, pizza boxes, yard waste, e-waste, glass shards, or shredded paper. All Lakeway recycling goes to Balcones Resources (a certified MRF in Austin). Full sorting rules.

Late / Non-Payment

$10 late fee on the 30th of each billing month. Service deactivates on the 15th of the following month if unpaid. Restart: $75 deposit + $30 reactivation fee.

Lakeway runs an active Parks & Recreation department — pool, activity center, pickleball, greenbelts, sculpture garden. Most facilities are open to residents and non-residents (residents get reduced rates).

The lap pool runs year-round. The leisure pool (slides, kiddie area) is seasonal — opens before Memorial Day, closes after Labor Day. Annual events: Aloha Pool Party, Mermaid Day, "FIN-tastic" shark day.

All Lakeway addresses are in Lake Travis Independent School District (LTISD), one of the highest-rated public districts in Texas. The district covers ~118 sq mi from western Travis County into Hays County, serving ~11,200 students across 11 campuses.
