🏛️ City of Lakeway

Lakeway is a home-rule city in Travis County, incorporated in 1974, governed by an elected Mayor and six-member City Council under the council–manager form (population ~19,400). Unlike Costa Bella, Lakeway has no HOA — the City itself is your governing body. Unlike The Hills (a village), Lakeway runs its own police department and a full municipal court.

Lakeway operates its own full-service police force — not the Travis County Sheriff. LPD handles patrol, traffic enforcement (active), investigations, animal protection, and a Victim Services Unit.

Code Compliance

Common Lakeway code issues neighbors report: tall grass / weeds, trash bins left at the curb, unpermitted construction, sign violations, brush piles, and unscreened RV/boat parking. The City typically opens an informational notice first, then a citation if uncured.

Run by Lakeway PD. For dog bites, loose livestock, dangerous animals, or wildlife concerns, call the non-emergency line at 512-261-2800.

Inside Lakeway city limits, most construction work that touches structure, electrical, plumbing, mechanical, fences, sheds, pools, or roofing requires a permit before work starts. Lakeway uses a self-service portal (Civic Self Service via Tyler Technologies) for both applications and inspection scheduling.

• Fences (height and location matter)
• Sheds and accessory structures above thresholds
• HVAC, water heater, electrical service changes

When in doubt, call BDS first. Working without a permit can mean stop-work orders, fines, and removal of unpermitted work at the owner's expense.

Short-Term Rentals (STR / Airbnb / VRBO)

Lakeway requires a Special Use Permit to operate an STR inside city limits. Key rules to know:

• $250 initial application fee
• 25-permit cap on single-family detached homes citywide — waitlist applies
• No cap on condo STR permits
• Permit can be revoked for nuisance, code violations, or operation outside permit terms

Special Events & Filming

Lakeway is a Film Friendly Certified Community (designated March 2026 by the Texas Film Commission). Block parties, large gatherings, or commercial filming on public property require city coordination — start with City Hall at 512-314-7500.

Lakeway has solid competitive options. Coverage varies street to street — check your exact address.

• Google Fiber — actively building (started Jan 2026). Expect temporary lane closures during construction. Sign up for updates
• Starlink — satellite, works anywhere. Good backup for storms or outlying lots.

Trash & Recycling — Waste Connections (City Contract)

Standard service: $80.55/quarter for one trash cart + one recycle cart, both picked up weekly. Each additional cart: $101.55/quarter. Quarterly billing — invoices arrive at the start of Jan/Apr/Jul/Oct.

What's allowed each week (besides carts)

• Up to 8 total additional items per week — any combination of household trash bags, yard bags, and tied yard-waste bundles.
• Yard waste bundles: tied in 3'×3' bundles with string, 35 lbs or less each.
• Bagged leafy vegetation OK.

Bulky Items

Up to 2 bulky items per week — schedule pickup through Waste Connections. Mattresses, furniture, large appliances qualify. Some items (paint, tires, hazardous waste) are excluded — see bulky waste rules.

Recycling

Single-stream — paper, cardboard, glass, plastics #1–5, metal cans. Do NOT include: plastic bags, Styrofoam, pizza boxes, yard waste, e-waste, glass shards, or shredded paper. All Lakeway recycling goes to Balcones Resources (a certified MRF in Austin). Full sorting rules.

Late / Non-Payment

$10 late fee on the 30th of each billing month. Service deactivates on the 15th of the following month if unpaid. Restart: $75 deposit + $30 reactivation fee.

🌳 Parks, Recreation & Lake Access

Lakeway runs an active Parks & Recreation department — pool, activity center, pickleball, greenbelts, sculpture garden. Most facilities are open to residents and non-residents (residents get reduced rates).

Lakeway Swim Center

The lap pool runs year-round. The leisure pool (slides, kiddie area) is seasonal — opens before Memorial Day, closes after Labor Day. Annual events: Aloha Pool Party, Mermaid Day, "FIN-tastic" shark day.

• Dragon Park — 702A Dragon. Small neighborhood park, kid-favorite.
• Canyonlands — 113 Trophy Dr (technically in The Hills but accessed from Lakeway).
• Hurst Creek Sculpture Garden — next to the Justice Complex at 104 Cross Creek. Rotating outdoor art installations.
• Warbler Preserve — protected habitat for the golden-cheeked warbler. Rules and access.

Lake Travis Access

Lake Travis levels fluctuate dramatically (the lake can drop 50+ ft in drought). Public access nearest to Lakeway:

• Lakeway City Park boat ramp — when lake level allows; verify before towing.
• Mansfield Dam Park (Travis County) — best year-round public access.
• Pace Bend Park — large county park further west, multiple ramps.
• Lakeway Marina — private marina, slip rentals.

All Lakeway addresses are in Lake Travis Independent School District (LTISD), one of the highest-rated public districts in Texas. The district covers ~118 sq mi from western Travis County into Hays County, serving ~11,200 students across 11 campuses.
